Leaking Tile Shower Found by Meridian Home Inspector

On a very nice home in Meridian Idaho, the inspector found the shower to be leaking under the tile. This is a very nice upscale home. The shower pan is likely bad and the tile would need to be pulled up and the shower re-sealed. This can be a costly repair.

Comfort in Showers

Spring brings thouts of showers, and showers are taking a new direction in bathroom remodels. Homeowners are moving away from metal-framed doors and preferring frameless doors with thicker glass.

What else is new with shower enclosures? Accoeding to some bathroom designers, quite a bit is new, starting with the finish. Chrome can still be found in bathrooms, but many builders have moved far beyound chrome, and are including silver, brushed nickel and bronze for faucets, hinges, towel racks and other hardware. The colors and hues of the hardware then can be echoed elsewhere in the room, from the floor and wall tiles to the artwork hung on walls.

Glass choice has taken center stage as well, and frosted and patterned glass are no longer the only choices. Fluted, beveled and etched patterns are options for homeowners desired more provacy in the bathroom. However, clear glass is definitely the most popular choice for doors, giving the shower stall a larger appearance and increasing the visibility of stylish fixtures and decorative tile work.

Shower doors are changing too. In addition to a frameless option, designers offer many other door styles as well. Single-swing and sliding doors are still popular, but Basco, a leading shower door manufacturer, offers a clear glass model that features two French-style swinging doors.

Within the shower enclosure, a bench or a seat provides comfort to a shower and makes up for the lack of the tub. It may also help older homeowners, those with physical challenges, and those planning to age their home.

More luxury can be added with the type of showerhead and jets built into the shower.

Meridian Home Inspection Improper Drainage

One this home in Meridian Idaho the plumbing lines had been secured up higher in the middle so someone could crawl through. They forgot to put it back down when they were done. With the middle being pulled up, the master bathroom and laundry room were not draining properly. The supports need to be lowered back down and proper drainage established.

Meridian Home Inspector Finds Upstairs Plumbing Leak

On a recent home inspection in Meridian Idaho a plumbing leak was found in the garage ceiling Sheetrock. There is a bathroom above this area. During a home inspection I fill all sinks, tubs and flush the toilet and release the water at one time. This puts maximum pressure on the drain lines and if there is an issue it shows up. As you can see in the video, the bathroom above this area has a leak somewhere in the sewer lines.

Meridian Home Inspector Finds Leaking Drian Causing Damage

While doing a home inspection in Meridian water was noted along the carpet of the basement. This usually indicates the foundation wall is leaking through and causing damage, which was my first thought. With a moisture meter I followed the moisture inside the wall and discovered that the leak was actually coming from the bathroom above.

There was no signs of damage to the sheetrock besides a very small amount of bubbling on the paint. The leak was likely coming from the tub, because it was up against the outer wall. Water was leaking and running down the outer wall, hitting the concrete floor of the basement and soaking into carpet. A small amount of microbial contamination was noted under carpet, and likely more damage and microbial contamination behind the wall.

Recommend repairs to leak and examination of wall to clean up any possible damage. Watch the video for more information.

Meridian Home Inspection Client Says “Thank You”

We received a friendly reminder in the mail from Bent Nail Inspections that our Builders Warranty was about to expire on our new home.

My wife and I decided to contact Davin for a final inspection. I didn’t believe he would find much because our initial presale inspector found very little. Wow, were we wrong! Davin really took his time and went over everything, even if it wasn’t necessarily part of the official home inspection.
