Mold Found in Newer Home in Nampa Idaho

During a home inspection in Nampa Idaho mold was found throughout the crawl space of this 2006 Nampa Home. The crawl space has a sealed ventilation system, which are supposded to be energy effiecient. No crawl space vents are installed on home as traditional crawl spaces are. There is an exhaust fan installed on one end of crawl space and can vent out the side of crawl space or through a pipe out of the roof. With this an inlet air source is needed on the opposite side of crawl space. This allows air to move through the crawl space to vent. With this type of system you can fully seal and insulate the crawl space.

With this home the exhaust fan had gone bad or never worked. Obviously no one noticed the fan not working or didn’t know because it was not properly explained to them at the time of purchase. A few years of no ventilation in the crawl space has caused mold to grow on the under side of the sub-flooring.

Boise Home Inspection Client Stays Great Job

Davin Strand was very professional and helpful with the inspection of our new home.  He arrived on time and spent plenty of time doing a very thorough inspection.  It was helpful to be able to follow him around and find out what needed to be fixed and exactly what it would entail.  It made it easy to triage what needed to be done before closing by the sellers and what were easy fixes for myself as the buyer.  I learned a lot that will help me prepare my home for sale as we will have to sell our current residence.  After the repairs he reinspected the home and verified that everything we had asked for had been done.  His report included a  book with photos of the areas needing repair and  was quite helpful especially since we planned to do some of the minor repairs ourselves.  It will serve as a reminder of exactly what and where the minor things are.  All the information was sent to me the day of the inspection which helped to expedite the process.  The repairs that he found needing to be done were quickly repaired by the sellers and the cost of the inspection was more than paid for by the repairs they had done.  My daughter had recently purchased a home and had another inspection company check it.  Many of the problems were not found at the inspection leading to numerous problems after the sale.    I feel quite confident that all the critical problems were noted with Davin.  Thanks for a great job.

Cracked Drain Line Found on Boise Home Inspection

On a home inspection in Boise Idaho a crack in the cast iron drain line was found leaking onto the basement floor. This could lead to costly repairs, better to have the home seller pay for them and not you!!

HUD Relaxes Rule for Home Flippers

With the passage of a new policy in February of this year, the U.S. Department of housing and Urban Development (HUD) will now insure a home that has been owned by the seller for less than 90 days. This relaxation of the previous rule formerly prohibited insuring a home owned by the seller less than 90 days is aimed at providing investors new opportunities to put foreclosed homes back on the market. Investors or “flippers”, can take possession of a home, make necessary repairs and put the property up for sale in less than 90 days. Hopefully investors are seeking to entice first time home buyers to purchase some of the inventory of unsold homes.

Tightened credit markets have severely limited financign option for potential homebuyers, and FHA loans have become a primary means of financing for many buyers. But investors have been hesitant to purchase and hold homes for the 90 day waiting period, because of costs associated with carrying a loan, as well as the risk of vandalism with a vacant property.

The policy will be revisited by HUD after the twelve-month trial period. The move is an attempt by HUD to stabilize and possibly provide a mild lift to har hit real estate values. The administration is also hoping the policy will help revitalize neighborhoods and communities that have suffered high foreclosure rates.

Investors and buyers must meet a variety of condition to qualify for a loan under the new policy.

The propery cannot have a pattern of “flipping” in the previous twelve months.

All transactions must be “arm-length” . In other words, there can be no identity of interest between the buyers and sellers or other parties participating in the transaction.
